Tenants have their own set of desires and requirements when searching for a rental property. As a landlord, it is in your best interest to know what tenants do and don’t value in order to meet their demands.
Let’s discuss five reasons why a tenant might say no to your property.
Too many stairs
One common reason tenants may reject a property is that there are too many stairs to climb. This can be particularly off-putting for elderly tenants or those with mobility issues. If your property is in a block of flats, make sure there is a working lift your tenants can use.
Flooring
Low-maintenance flooring requires less cleaning. Carpets could attract damp and bacteria, so maybe wood and laminate flooring are the way to go. Thankfully, this is something you have control over. Keep in mind that you should tailor your property to the tenant’s needs, not your own, and choose a décor that will appeal to the majority of people.
White goods provision
Tenants will prefer moving into a property that doesn’t require them to purchase and move their own white goods. Furthermore, their own white goods may not fit the available space. As a result, it is beneficial to provide tenants with what they need without placing any responsibility on their shoulders or pockets.
Central Heating
A lack of central heating can be a deal-breaker for many tenants, especially in colder climates. If your property does not have central heating, consider installing a new system to make it more comfortable for renters.
Bathroom furnishings
If the bathroom is outdated or in disrepair, it may deter potential renters from choosing your property. Consider updating the fixtures, such as the sink, toilet, and shower, to create a more modern and inviting space.
Tenants know what they want, and it is only fair that, as their landlord, you can provide them with as many of their needs as possible. So, take time to examine your property and ask yourself, not whether you would live in it, but would somebody else? By identifying your target market and choosing a property to suit that market, you’ll have all the pieces in place to successfully let your property to a tenant whose every need has been met.
