Energy Performance Certificates

Landlords – don’t get run over by legislation, let us help you be ready, the 1st October has now passed, therefore all newly tenanted properties will require an EPC.

“Talk to the UK’s largest letting specialist and let us at Martin & Co help you be ready”, that’s the message from Andrew and Tracy Blick franchisees of the Martin & Co in Winchester, property lettings and management specialists.

“We have worked very closely with our existing landlords concerning Tenancy Deposit Protection that started in April last year. As residential lettings are our core business we have to keep up to speed with the changes in legislation.” Already part of the Home Information Packs, energy performance certificates (EPCs) will be rolled out to properties privately rented in England and Wales from 1st October 2008. The energy performance certificate will give a property a SAP rating, similar to that found on fridges and washing machines. The information includes an Energy Efficiency Rating and an Environmental Impact (CO2) Rating. Details also include an estimate of the energy required to provide heating, lighting and hot water. Prospective tenants will be able to view a copy and compare the running costs of different properties prior to renting. (There is one exception to the new rules and that is when a tenancy is renewed Landlords will not be required to provide an EPC to existing tenants.) Contact: Andrew or Tracy Blick 01962 843346
