Tenants Deposit Scheme
If you are a tenant do you know who is holding your deposit and where it is being held?
From April this year when Tenancy Deposit Schemes become law you will have a right to know. Landlords will no longer be able to hold tenants deposits as they do at present. Changes to the legislation in last years Housing Act introduced Tenancy Deposit Schemes (TDS) to protect the millions of pounds of deposits held in the rented sector. Local letting specialists Martin and Co are already informing their Landlords about this and recommending the use of Independently prepared inventories. A well prepared inventory and schedule of condition protects both the Landlord and the Tenant and reduces the risk of disputes at the end of the tenancy. The inventory provides a clear picture of the contents and condition at the commencement of the tenancy which can again be used on check-out at which point any differences become clear. Tenants will no longer need to fear losing their deposits. The new TDS schemes offer independent arbitration options if Landlords and Tenants cannot reach agreement when the inventory will be used as evidence.
